What Happens When You Call Us

Most of what decides a loan happens before anything is lodged, so the order below front-loads the checks that actually move your number. Why Your Bank’s Answer Is Not The Answer

Every lender has to assess you at three percentage points above the rate you would actually pay. That single rule is the main reason people are approved for less than they expect, and it applies wherever you go, so shopping for a headline rate does not fix it.

What does change your outcome is policy. Lenders differ on how much of a defence allowance they count, what they add back to a self-employed income, how they read rental income, and whether they will lend on acreage or a flood-mapped address at all. Your own bank has exactly one policy, and if you do not fit it, the answer is no with no explanation attached.

We check where you actually fit before anything is lodged. That matters more than it used to, because since 1 February 2026 lenders have had to keep high-debt-to-income lending inside a quarterly limit, so the same application can be approved at one lender and rationed at another in the same week.

Three Things That Change Finance Up Here

Three things here change finance in ways a southern broker would not think to check. The first is defence. With around 5,500 serving ADF members in the region on 2021 Census figures, plus roughly 8,700 residents with previous service, DHOAS tiers and allowance treatment come up constantly, and the subsidy is only payable on a three-lender panel, so it is not automatically the better deal. We compare both ways.

The second is insurance. North Queensland premiums run well above the national average because of cyclone exposure, and a flood overlay can push an address from expensive to genuinely uninsurable. Since a lender requires cover for the life of the loan, insurance decides some purchases before finance does. We ask you to get a real quote on the actual address before you make an offer.

The third is valuations. Townsville values were flat for years after the resources downturn and have since moved sharply, and valuers here remain cautious. A valuation landing under the contract price becomes deposit you have to find, so we flag that risk before you sign rather than after.

What do you need from me to get started?

How long does pre-approval take?

Formal pre-approval from the lender usually takes from a few days to a couple of weeks, depending on the lender and how complete the file is when it is lodged. Working out what you can borrow in the first place is a much shorter exercise than that.

Why not just go straight to my own bank?

Your bank can only offer you its own products and its own credit policy. If your income is from a business, a defence allowance or a contract, or the property is on acreage or in a flood overlay, one bank’s policy decides your answer. We check across lenders and apply where you actually fit.

Do you only work with first home buyers?
